Buying a home in Todi: historic centre, countryside or village?

A guide to choosing the right area before you even choose the property.

17 August 2026

Buying a home in Todi is, first and foremost, about choosing how you want to live.

Within just a few kilometres, the area offers very different ways of living: an apartment among the narrow lanes of the historic centre, a detached house just outside the walls, a farmhouse set in the countryside, or a property in one of the small villages around Todi.

There is no single best option. There is only the one that best suits your needs, the time you want to devote to the house and the kind of life you picture for yourself in Umbria.

In this guide, we compare the main options.

Living in Todi's historic centre

The historic centre is probably what many people picture when they think of Todi: stone palazzi, narrow lanes, piazzas, views over the valley and an architectural heritage built up over the centuries.

Todi still has three rings of walls, each dating from a different period in the town's history, and its heart is Piazza del Popolo.

Living here means having much of the town within walking distance and spending every day in a historic setting that would be hard to find anywhere else.

Who it suits

The historic centre can be particularly appealing to:

  • those looking for a characterful second home in Umbria;
  • those who like to get around on foot and have services and shops close by;
  • those who prefer an apartment or a small historic palazzo to a large country estate;
  • those looking for a property with a strong architectural identity;
  • those who spend only part of the year in Todi and want a home that is relatively easy to manage.

Before buying, however, it is important to weigh a few very practical aspects.

In a medieval historic centre, accessibility, parking and the ability to reach the property by car can vary considerably from one street to the next. The Municipality also regulates access and parking in the areas covered by the ZTL (limited traffic zone).

Even two homes just a few hundred metres apart can therefore offer very different experiences.

This is one of those cases where real knowledge of the town matters more than it might seem from simply looking at a map.

A home just outside the centre: an interesting compromise

There is also an option that is often overlooked: living in the areas immediately outside the historic core.

For many families, it strikes a particularly appealing balance between convenience and quality of life.

You can stay very close to the centre of Todi while enjoying, depending on the property, features that are harder to find within the walls:

  • private parking;
  • a garage;
  • terraces;
  • a garden;
  • easier car access;
  • larger floor areas;
  • outdoor space.

It is an option well worth considering, especially when Todi is to become your main residence rather than just a holiday home.

Living in the Todi countryside

A few minutes' drive is all it takes for the scenery to change completely.

The countryside around Todi is made up of hills, olive groves, woods, fields and properties that often look out over the Tiber valley. It is precisely this landscape that makes particularly sought-after farmhouses, rustic country homes and villas in the area.

The Tuderte area includes Todi and many villages and municipalities in the surrounding hills, in a landscape of countryside and small historic towns.

Here the question to ask is not only “how beautiful is the house?”, but above all:

“How much of the countryside do I want to live?”

A property with land, olive trees, a swimming pool, a private road and large outdoor spaces can offer an exceptional quality of life, but it needs different management from an apartment.

What to consider

Before buying, it is worth considering:

  • the actual distance from services;
  • the condition of the access road;
  • the property's orientation;
  • privacy;
  • the size and type of the land;
  • upkeep of the outdoor spaces;
  • water supply;
  • heating systems;
  • any outbuildings;
  • the structural condition of the building and the state of its utility systems.

A magnificent view should not overshadow the practical aspects.

The right farmhouse is one where beauty and day-to-day management strike a balance that suits the buyer.

A restored farmhouse or a property to renovate?

This is another key decision.

An already restored farmhouse usually lets you start using the property much sooner and makes the overall investment more predictable.

A property in need of renovation, on the other hand, can offer greater design freedom and, in some cases, a lower initial price.

But the comparison should not be based on the purchase price alone.

You need to consider together:

property price + necessary works + timescales + technical paperwork + landscaping of the outdoor areas.

Before buying a property to renovate , it is therefore advisable to involve a qualified surveyor who can properly assess its condition and the scope for renovation.

Living in a village in the Todi area

Todi is not the only option.

Around the town lies a network of small towns and villages where you can live in Umbria while keeping Todi as your point of reference.

Collazzone, Fratta Todina, Monte Castello di Vibio, Massa Martana and the many hamlets and localities in the area offer very different settings. The official regional tourism portal identifies Todi and these places as part of the Tuderte area.

For some buyers, this option may prove even more appealing than the town itself.

Here you can find:

  • greater peace and quiet;
  • detached properties;
  • small historic villages;
  • open landscapes;
  • properties with land;
  • prices and features that differ from those in the more central areas.

But, once again, a few kilometres can make a big difference.

Exposure, transport links, altitude, access road and distance from services should be assessed property by property.

Main home, second home or permanent move?

The best way to choose a property also depends on how you plan to use it.

If it will be your main home

Everyday convenience, transport links, schools, services, parking and running costs become more important.

For those who meet the requirements, tax law also provides specific benefits for the purchase of a main residence. When buying from a private seller, for example, the reduced registration tax is currently 2% instead of 9%, under the conditions set out by law.

If it will be a second home

Views, the character of the property, privacy and ease of management while you are away may become priorities.

If you are thinking of moving to Umbria

It is worth visiting not only the properties, but also the area around them.

Driving the roads, going into town, finding out where services are located and seeing a property at different times of day will help you make a much more informed decision.

Five questions to ask yourself before you start your search

Before you even look at the listings, try answering these questions:

  1. How often will I use this home?
  2. How willing am I to use the car every day?
  3. Do I really want to look after land and outdoor spaces?
  4. Do I prefer privacy and views, or services within walking distance?
  5. Am I looking for a move-in-ready home, or am I prepared to take on a renovation?

The answers narrow the search considerably.

They also save you from wasting time viewing beautiful properties that don't suit the life you actually want to lead.

Getting to know Todi before choosing a home

A property listing describes square metres, rooms and features.

It can rarely tell you everything about an area.

It may not tell you which hillside gets the morning sun, how easy it is to reach a particular property, how isolated a country house really is, or how much life changes from one street in the historic centre to the very next.

This kind of knowledge comes from living and working in the area.

Todi Immobiliare has been operating in the Todi area since 1994 and focuses its business here.

If you are thinking of buying a home in Todi or the surrounding countryside, we can start not from a list of properties but from what you are really looking for.
